Nov. 2012 Market Update

Nov. 2012 Active Listings – 1544

Oct. 2012 Active Listings – 1738

Nov. 2011 Active Listings – 1471

Of the Active Listings, 245 homes went under contract.  71 listings expired and 212 houses closed and were taken off the market.  All price ranges are in the “seller’s market” category with inventory under 6 months with the exception of the luxury homes priced over $800,000.  In the $800,000 to $999,999 range, there is 17 months of inventory.  Above $1,000,000 there is 43.7 months of inventory.

These numbers still indicate that we have a shortage of inventory, which should lead to home price increases if the percentage of short sale and foreclosed properties as a percentage of the total inventory continues to decrease.
